OBJECTIVEAs the new owner of the former Gates Rubber Company 50-acre complex, Cherokee Denver, LLC, acquired a number of buildings that were 50 percent vacant. Cherokee Denver's long-term goal was to redevelop the site. However, their short-term goal was to lease-up the existing property to generate positive cash flow while working through the redevelopment process. The challenge was finding tenants who would realize the benefits of the location and agree to short-term leases. | ||
RESULTSThe buildings in the complex were primarily geared to industrial/manufacturing uses. Kacey Fine Furniture Clearance/Distribution Center anchored the site and the listing team determined this tenant could help them leverage their leasing efforts. The team focused their marketing efforts on the local brokerage community and touted the advantages of locating near such a high profile tenant. Numerous leases have been signed, including a recent lease to Habitat for Humanity for a home improvement outlet. The focus of the buildings has shifted from industrial and manufacturing and is now primarily comprised of furniture and home improvement retail outlets. |
