OBJECTIVEThe inefficiency of three locations within the Denver area prompted Mesa Systems, Inc. to select Frederick Ross Company (in cooperation with its ONCOR affiliate Signature Associates in Detroit) to help them find one central office/warehouse location for its business operations. A regional moving and storage company based out of Grand Junction, Colorado, Mesa Systems required specific building features and a large area of land for trailer parking. | ||
RESULTSAfter an extensive study of Denver's industrial market, Mesa Systems, and the Ross team representing Mesa, concluded that the property that came closest to meeting Mesa's requirement was a building listed by the Ross representation team. Ross' relationship with both the landlord and tenant fostered a very positive negotiating environment between the parties. Ross facilitated the necessary approvals on behalf of Mesa Systems from the City of Aurora's building and fire protection departments, and through diligent negotiations, Mesa acquired the 118,000 square foot leased premises at an attractive lease rate with generous improvements to the facility by the landlord. |
