OBJECTIVEFrederick Ross Company was engaged by the owner of two buildings at 9090 and 9092 S. Ridgeline Boulevard to lease and sell both buildings. The owner retained Ross based on their solid reputation of attracting owner/users in the south Denver metropolitan market. Marketing the property provided a challenge as both buildings were 100 percent vacant in a difficult lease market. In order to attract potential buyers it was necessary to generate some lease activity and revenue. | ||
RESULTS9090 S. Ridgeline proved to be a marketable property for many reasons. As one of the few small office buildings in the Highlands Ranch area the building featured newer construction, generous parking, easy access, numerous nearby amenities and highly visible monument signage. A mortgage company was identified as a possible owner/user. This prospect wanted to create a real estate plaza whereby the building tenants would include mortgage, title and real estate companies along with a real estate appraiser. A few of the desired tenants were in place and the listing team was able to secure the other desired tenants to accomplish the new owner's goal. The listing team also helped the buyer secure SBA financing based on the buyer's occupancy in the building. The 24,000 square foot building successfully closed for a sale price of $2,550,000. |
