OBJECTIVECTL/Thompson, a 50-year Denver-based engineering firm, engaged the services of Frederick Ross Company to help them evaluate their real estate options. The company realized they were outgrowing their existing facilities near downtown Denver and projected continued growth for the future. Included in the decision-making process were numerous factors including lease versus purchase and occupying a single-office as opposed to a multi-office scenario. | ||
RESULTSThe Ross team initially identified 100 properties suitable to meet the client's needs and goals. An extensive site and client analysis was prepared and revealed that CTL's senior management lived south of the downtown Denver area. With this and numerous other factors in mind, the field of properties was narrowed down to fifteen to twenty properties in the southeast suburban market. CTL/Thompson made the decision to keep their centrally located office and open an office southeast for senior management. The brokerage team successfully negotiated a 10,890 square foot lease in which the client took the entire building at very competitive lease rates with a generous tenant finish allowance. The lease also included a purchase option and the client has subsequently purchased the building. |
